    It is interesting to see how a developer’s profit motive, and no doubt their campaign donations, can seemingly persuade those in the State Legislature to write and support legislation that overrides local zoning codes and controls on height and density, etc., and allow for essentially the doubling of units and density that the City has written into our codes.

    The Los Angeles City Council approved an ordinance that would limit rent increases on rent-stabilized units to 4%, or up to 6% if landlords cover gas and electric costs.

    Rents in Santa Monica dropped in November after bucking a nationwide trend by rising for three months straight, according to the latest report by Apartment List.

    The -1.7 percent drop comes after local rents increased 5.1 percent between August and October defying an early seasonal cooldown nationwide, according to the data.

    Specifically created to target the causes of evictions in a post-pandemic world, the proposals aim to address a variety of evictions, including evictions due to small rental debts and unpermitted work, but also expand the standards for permanent relocation fees and buyout ordinances.

    As per the Staff report, this included, but was not limited to: establishing new classifications and salary rates for various listed positions, revising the City’s master fee schedule to revise certain user fees and charges, authorize the City Manager to accept a grant award from the California Library Literacy Services and from the Justice and Mental Health Collaboration Program.

    It also authorizes the City Manager to negotiate with Exodus Recovery for the Services, Treatment and Empowerment Program for the City Attorney’s Office and to negotiate and execute funding agreements with developers and existing businesses to provide funding to support coordination of large-scale development projects.

    San Francisco voters approved a law that would tax property owners who have units that are vacant for more than 182 days per year. 

    Proposition M was approved by 54% of San Francisco voters and applies to any property with three or more units inside city limits. It will take effect in 2024 — but not if area landlords have anything to say about it.
